DIY (Do it Yourself) Consultation and Action Plan Package

I will walk through your home with you recording both of our "first impressions" of each area. Then I will spend approximately 1 hour re-visiting each area developing a detailed action plan. The action plan will cover the entire home including all interior and exterior areas. The action plan will give you specific tasks for each room/area of the home. Once you've completed the action plan you will be ready to present your home for sale attracting the highest number of potential buyers possible.  
     Half Day of Home Staging

    Action Plan -- approximately 1- 1 1/2 hour
    I will walk through your home with you recording both of our "first impressions" of each area. Then I will spend approximately 1 hour re-visiting each area developing a detailed action plan. The action plan will cover the entire home including all interior and exterior areas.

    I will leave you a list of things to do before our Staging day. You will use this guide to prepare for our staging appointment.

     

    Half day staging--approximately 4 hours
    On our staging day I will be working from the Action Plan. Together we will move furniture and redesign the rooms in your home making dramatic transformations to the main areas of the home. We will use your accessories and possibly some from StageNV's inventory to complete the look of each room and take great photos for your agent’s marketing efforts.

    Vacant Properties

    As discussed, the need to stage a vacant home is more critical then for a furnished home. Our goal will be to add enough home furnishings in order to give the space a warm, open and comfortable feel that gives the buyers a frame of reference and fuels their imagination. Below is our vacant home staging process and pricing.

    Vacant Home Staging Package one - Our 4 Step Process

    1. Initial Consultation - A StageNV Consultant meets with the home sellers and/or real estate agent, goes over the process, the budget and reviews the home. During this time we will be taking lots of pictures, diagrams and measurements.

    2. Furniture Planning - When the home seller decides to proceed, the StageNV Consultant will review our inventory and designate the furniture, art and accessories to be used in the project. Each piece we pick will be the one that best suits the home.

    3. Moving Day - The StageNV Consultant and assistants meet the furniture movers at the home and direct where all of the pieces should go. The Consultant has also brought the additional accessories in the form of, wall coverings, plants, trees, table décor, pillows, throws, light furniture, knick knacks and additional pieces. The Consultant and assistant will spend a day or more adding these home accessories in order to finish the "look."

    4. Sold! - When the house is sold and escrow is almost closed we will then meet with the furniture movers and spend a day de-staging the home. **We highly recommend keeping the home staged through the buyer’s inspection.

      Homes with a great room, kitchen and bathrooms staged

    Package Two
      Homes with a separate living, dining, family, kitchen and bathrooms staged.

    Mini Stage
      Mini stage includes art and accessories, bathrooms and may include vignette(s)

    ***Vacant Property Special***

    This package is for someone on a tight budget. Using our own inventory, StageNV will  stage your vacant home or listing. The staging will take place mid-week. The Realtor can then put the home on tour for late in the week and also hold an open house over the weekend--one or two days. We will then de-stage the home. Photos will be provided to the Realtor for use in his/her marketing efforts. StageNV will also provide 8" x 10" photos of each of the staged rooms. Once the home is de-staged, these photos can be used to help the prospective buyer envision the home furnished.
